Rental Terms and ConditionsIMPORTANT: PLEASE MAKE SURE EVERYONE IN YOUR GROUP TRAVELS TO AND FROM MEXICO WITH A VALID PASSPORT. The apartments or Villas managed by Caribbean Realty are privately owned and furnished by the owner. Caribbean Realty is not responsible for providing additional items required by your party. Rental Payment Schedule For Villa Rentals the balance must be received no less than 60 days prior to arrival date. For Christmas and New years: 50% is due 7 days after reservation is made. Balance to be received 60 days before arrival date. Security Damage deposits are requiered on all rentals and apply as follows: Cancellation policy for properties managed by Caribbean Realty **Christmas and New Year reservation PAYMENTS ARE NOT REFUNDABLE. Security Damage deposit: Caribbean Realty or associated agencies shall make every effort to keep all villas and their inventories in good working order. In case of a maintenance problem, they will strive to repair the problem as soon as possible after being notified. They reserve the right to be allowed several hours (up to 24 hours) to cure a reported problem. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, internet service, water, pool filtration systems, hot tubs, air conditioning, television or cable service, appliances, etc. It is the Guest’s obligation to report any problems or damage to their condo or villa IMMEDIATELY to us, regardless of the hour. Your sending payment in response to rental invoice constitutes your acceptance and agreement to above terms, conditions, limitations and restrictions as printed above. If you have any questions with any of the preceding, please BE SURE to email or phone us BEFORE you send us your rental deposit monies. Check In Information: Please plan to arrive at your vacation home no earlier than 3pm. Please do not enter the premises before this time. For arrival on or after the above times, please go directly to your vaction home. The key will be inside a lock box by the front door. Vacation home entry instructions will be sent a week prior to arrival. NO PETS PLEASE - Failure to adhere to this will result in you being asked to leave the premises immediately with no refund of rental paid. SMOKING IS NOT PERMITED IN ANY OF THE PROPERTIES. You will be asked to leave if you smoke inside of properties. No monies will be refund. Indemnification of Agent by guest: Guest agrees to indemnify and save Agent, it´s employees and other agents, free and harmless from any claim or liability for any loss or damage whatsoever arising from, related to, or in connection with rental of the dwelling, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by any guest or guest´s invitee. Repairs / Access to vacation home: Even the best or newest apartments occasionally malfunction and cannot be guaranteed 100% of the time. Please report the fault to Caribbean Realty guest services office. Problems will be corrected as soon as humanly possible. Agent, authorized personnel or repair person may enter the premises during business hours for any purpose connected with the repair, care or maintenance of the premises. Refunds will not be issued due to malfunctioning equipment of guest dissatisfaction. If the vacation home is put on the market for sale, the vacation homes owner reserves the right to allow the vacation home to be shown, but only by advance appointment made with guests. Every effort will be made to schedule such brief showings at a time convenient to you, to respect your privacy, and not interrupt your vacation. Construction Disturbance: We are located in a highly desirable, rapidly developing, resort area where there is a possibility of construction disturbance. There is no requirement for developers to notify the public prior to a project starting. So while there may be no construction near the property at the time you make a booking, there is no guarantee that there will not be construction when you arrive. It is not Caribbean Realty or the Owners responsibility to advise renters of construction. We cannot move guests, re-schedule, or make price adjustments due to construction. Please consider this when scheduling a visit to the Riviera Maya. Please lock all doors and windows when you leave your vacation home. Please use the safes provided for your valuables, passports and money. Please do not leave money unattended. Caribbean Realty, agents, owners or employees are not responsible for theft or roberies. We recommend Travel Insurance. It can protect you from losses you may incur because of unforeseen circumstances, illness, injuries etc. Go online and check the different options http://www.squaremouth.com/ Please be aware that we are not always the exclusive agent for some of the properties advertized in our website so we must confirm all reservations with management agent / agency. We will notify you within 72 hours of acceptance of your reservation. We will do our best to accommodate you in your reservation request. However, if due to circumstances beyond our control, a reserved accommodation becomes unavailable or uninhabitable, substitute accommodations will be offered. If you decline our offer for a substitution of a home at same rate value, external agent / agency cancellation policy will apply. Note that each vacation rental home is individually owned and therefore reflects the tastes of each owner. We believe our website provides a good overview of each property with information and many photos as well as description and amenities, if you have specific questions please send us an e-mail or give us a call. No refunds for early check outs or no shows : Guest agrees that once they have checked into the property, no refund will be given for early check outs. For no shows all monies will be forfeited. Hurricane Policy (or other natural disasters) – Please read carefully : PROPERTY AVAILABILITY: In the event that the dwelling is rendered unavailable (due to natural disasters such as hurricanes), or should the dwelling be undergoing any unexpected major repairs, Agent shall be held harmless by Guest. Agent will make every effort to arrange alternative accommodations, but if not possible, guests will have the option of rescheduling within 12 months. Guest may purchase travel insurance which will reimburse full rental rate if reservation is cancelled. The agent will not issue refund for hurricane evacuations or any other natural disasters. Travel Insurance is strongly recommended. Every effort is made to ensure all information provided by Caribbean Realty is accurate and complete. However, we cannot be held responsible for typographical errors, omissions, price changes, and, but not limited to, changes made by owners in furnishings, equipment, bed arrangements, owners changing their listings, or views offered by the property changing after printing or publishing to the internet.
